This report shows what homes rent for in 142 communities across Oakland, Macomb, Wayne, Washtenaw, Livingston and Genesee counties. It uses two public sources: Zillow for the rents landlords are asking now, and the U.S. Census Bureau for what renters pay. Asking rents are for August 2026. Last updated October 8, 2026.

Typical asking rent in the Detroit metro area was $1,524 in August 2026, up 3.8% from a year earlier, according to Zillow. The national figure was $1,948.

How to Read These Numbers
The two rent columns measure different things, so they will not match. Asking rent shows the market today. Median rent paid shows what all renters in a community pay, including tenants who signed years ago.
Asking Rent:
- What it is. Zillow's estimate of the typical rent being asked for homes and apartments listed now.
- Best for. Seeing where the market is today for a home that is about to be listed.
- Limits. It is only published where enough homes are listed, and it is not broken out by bedrooms.
Median Rent Paid:
- What it is. The Census Bureau's survey of what renters pay each month, including utilities they pay themselves. Half pay more and half pay less.
- Best for. Comparing communities, including small ones, and comparing homes by number of bedrooms.
- Limits. It comes from a five-year survey and includes long-term tenants on older leases, so it runs lower than today's asking rents.

What is the average rent in Metro Detroit?
The Rent by County section near the top of this page gives Zillow’s typical asking rent for the Detroit metro area and for each of the six counties we serve, with the change from a year earlier. The figure covers houses, condos and apartments together.
Which county has the highest rents?
In 2026 the highest asking rents of the six counties were in Washtenaw, Livingston and Oakland, and the lowest in Genesee. The Rent by County table shows the current figure for each.
Why is the asking rent higher than the median rent paid?
They measure different things. Asking rent is what landlords are listing homes for now. Median rent paid comes from a Census survey taken over five years, and it includes tenants who have stayed for years at older rents.
How much can I charge for my rental?

Do these figures include houses and apartments?
Yes. Zillow’s index combines single-family homes, condos and apartments. The Census figures cover every rented home in a community, whatever the type.
How current is this report?
Asking rents are checked every week and updated when Zillow publishes a new month, usually once a month. The month they cover and the date of the last update are shown at the top of this page. The Census figures are updated once a year, when the new survey is released.
