What Does an Empty Rental Cost You?

How to Read Your Results

Rent lost. Your monthly rent spread across the year, multiplied by the number of days the home is empty.

Extra costs. What you pay because the home is empty: utilities and upkeep for those days, plus cleaning, repairs and advertising to rent it again.

Total cost of the vacancy. Rent lost plus extra costs. Your mortgage, property taxes and insurance are left out, because you pay those whether or not the home is rented.

How to lower it. The two biggest levers are how fast the home is made ready and how fast a qualified tenant is found. Pricing the home at market rent from day one usually costs less than holding out for a higher number while it sits empty.
