Clear Scope in Writing

Every job is authorized in writing before it starts, and so are changes and extra work. There is no confusion about what was ordered.

Defined Payment Terms

Send your invoice within seven business days of finishing the job. Approved invoices are paid within thirty days of approval.

We coordinate approvals and payment, so you do not bill owners or residents directly.

What We Expect from Vendors

We hold our vendors to the same standard we hold our own team. Here is what it takes to join and stay in our network.

Licensing and Insurance:

  • Hold every license, registration and permit your trade requires in Michigan and in the city where the job is located.
  • Licensed trades provide a copy of the license and a Michigan LARA verification link when registering.
  • Carry insurance that fits the services you provide. Registration asks about general liability, auto liability, workers’ compensation and umbrella coverage.
  • Provide certificates of insurance when we ask for them, and tell us right away if a license or policy lapses.

Business Requirements:

  • A legal business name, business type and EIN.
  • Your tax form on file with us.
  • Invoices sent within seven business days of completing the job, with any requested photos, receipts or permits.
  • Acceptance of our vendor terms and conditions.

Work Standards:

  • Perform only the work we authorize in writing. Changes and extra work need written approval first.
  • Work that is safe, professional and up to code.
  • A minimum one-year warranty on labor.
  • Any deficiencies corrected promptly.
  • If you find a hazardous condition, act right away to protect people and property, and notify us.

Conduct and Communication:

  • Respect residents and owners, and follow the rules of each property.
  • Keep work areas clean and safe.
  • Keep client and resident information confidential.
  • Get our written consent before bringing in a subcontractor.
  • Do not take work directly from our owners or residents without our written approval.

Our team reviews your profile and verifies your license and insurance. We may follow up with questions.

Start Receiving Work

Once approved, you join our vendor network and can be assigned jobs that match your trade and service area.

The Work We Send Our Vendors

Most of our work orders fall into a few groups: turnovers and make-readies between residents, repairs needed to pass city rental inspections, routine maintenance requests, and emergencies such as roof leaks and water losses.

If you have specialized capabilities such as drain cameras, hydro-jetting, mini-split certification or lead-safe practices, tell us when you register. We ask about them on the registration form.
