Repairs Managed for You
We coordinate and oversee the contractors who handle repairs and upkeep.
Maintenance is where rentals quietly make or lose money. A slow repair turns into a bigger one, a missed inspection becomes a failed one, and a resident who feels ignored does not renew. Zamzam Property Management handles repairs, upkeep and emergencies for you, with vetted contractors and a record of everything that was done.
This page explains how we handle maintenance, what Michigan law expects of a landlord and how we keep costs under control.
From a dripping faucet to a full turnover, this is the work we manage.
Every request follows the same path, so nothing is lost and you always know what was done.
Maintenance is not optional. These are the obligations that matter most.
Maintenance is one piece of what we do for every rental we manage. We also market the home, screen applicants, collect rent, inspect the property and send you monthly statements with every expense itemized.
If your rental has fallen behind on repairs or failed an inspection, tell us. Getting a home back into shape is work we do regularly.
We do. Residents report problems to us, we assign the work to in-house staff, a handyman or a licensed contractor, and we follow the job through to completion.
Yes. We operate a round-the-clock hotline for urgent repair requests.
It depends on the job. We match each task to in-house staff, a handyman or a licensed contractor based on quality and cost, using professionals known for fair pricing and code-compliant work.
We keep invoices and receipts on file, and your monthly statement shows income and itemized expenses.
Yes. We conduct scheduled inspections of the interior and exterior, checking for needed repairs, safety hazards, code violations and lease compliance, and we send condition reports when repairs are required.
Yes. For larger projects we recommend how the work can raise rental income, prepare preliminary cost estimates, get multiple independent bids and oversee the project as general contractor.
It means finding and fixing small problems before they turn into expensive ones, through regular inspections and upkeep rather than waiting for something to fail.
Michigan law requires a landlord to keep a rental fit for its intended use and in reasonable repair during the lease, and to comply with applicable state and local health and safety laws. Many cities add their own rental inspection requirements.
