When We Inspect

A home is inspected at the start, during and at the end of every tenancy.

During the Tenancy:

  • At move-in. The home’s condition is recorded before the resident takes possession, and the resident signs off on it.
  • On a schedule. We conduct scheduled inspections of the interior and exterior.
  • When something comes up. A complaint, a repair call or a drive-by concern can prompt a closer look.
  • Before the city does. Where a city requires a rental inspection, we get the home ready for it.
  • You are told. Condition reports go to you, with recommendations when repairs are needed.

At Move-Out:

  • The home is inspected. We assess its condition when the resident leaves and complete a detailed report.
  • It is compared. The move-out condition is checked against the move-in record.
  • Damage is documented. You receive the report, with photos and estimated repair costs.
  • You settle the deposit. The owner holds the security deposit under our management agreement, so you send the itemized list and return the balance, using our report.
  • The home is turned. We clean, repair and upgrade as needed, then put the home back on the market.

What Michigan Requires at Move-In and Move-Out

Michigan’s Security Deposits Act sets specific steps. Missing one can cost an owner the right to keep any of the deposit.

What the Law Requires:

  • A move-in checklist. The landlord must give the tenant two blank copies of an inventory checklist at move-in. The tenant completes it and returns one copy within seven days.
  • A move-out checklist. When the tenancy ends, the landlord completes a checklist listing all damage claimed to have been caused by the tenant.
  • An itemized list within 30 days. Within 30 days after move-out, the landlord must mail the tenant an itemized list of damages claimed against the deposit, with estimated repair costs.
  • Normal wear is not damage. A deposit can be used for damage beyond reasonable wear and tear, not for ordinary aging of the home.
  • Local inspections. Many Metro Detroit cities require rental registration and periodic inspections, each with its own standards.

Mistakes That Cost Owners:

  • No move-in record. Without a signed checklist and photos, damage claims are very hard to prove.
  • Missing the 30 days. A late or missing itemized list can forfeit the right to keep any part of the deposit.
  • Charging for wear and tear. Worn carpet and faded paint are a cost of owning a rental, not tenant damage.
  • Skipping inspections. Problems found at move-out have usually been growing for months.
  • Failing the city. An expired or failed city inspection can stop you from renting the home legally.
