How to Read Your Results

Sell today. What you would walk away with now: the sale price, minus selling costs, minus what you still owe.

Rent, then sell later. The rental cash flow over the years you keep the home, plus what a sale would bring at the end if the value rises at the rate you entered.

Difference. A positive number favors renting first. A negative number favors selling now.

What the calculator leaves out. Income taxes, including capital gains rules that can change once a home has been a rental, and the amount of the mortgage you pay down along the way. It also assumes the home stays rented. Talk to a tax professional before you decide.
