We work to customize our management plans to meet the majority of our owner’s needs.

Tenants can submit maintenance requests online 24/7 through our portal. We quickly assess the issue, assign a qualified vendor, and keep you informed. We aim to resolve problems promptly while controlling costs. For emergencies, we have a 24-hour line to handle urgent situations immediately.

We perform move-in and move-out inspections, plus scheduled mid-lease inspections to ensure your property is being properly maintained. If we receive reports of potential issues, we may also conduct additional inspections.

Tenants pay rent through our secure online system. We process payments, deduct any approved expenses, and send owner disbursements directly to your bank account, typically on or around the 10th of each month. You can track everything through your Owner Portal.

We follow a structured collections process starting with reminders, followed by formal notices as required by law. If payment still isn’t received, we proceed with the eviction process in compliance with state regulations while keeping you informed every step of the way.

Yes. Some owners prefer to review applications before a lease is signed. We can present you with qualified applicants that meet our screening criteria so you can make the final decision.

Absolutely. While we handle day-to-day operations, you retain full ownership and decision-making authority. We consult with you on major repairs, changes in rent, or other significant matters.

We provide monthly financial statements through your Owner Portal. These reports include income, expenses, and any maintenance invoices, making tax preparation simple and transparent.

Our management fees are competitive and depend on factors like property type, size, and the level of service you choose. We believe in full transparency, so all fees are outlined in writing before you sign with us.

Yes, we use a management agreement that clearly outlines responsibilities, fees, and terms. While we aim to build long-term relationships, owners can cancel with proper notice as specified in the agreement.
