How do you find and screen tenants?
We use a multi-step process to attract high-quality tenants. This includes professional marketing with photos and listings on top rental sites, combined with thorough screening. Every applicant undergoes credit checks, criminal background checks, employment verification, income verification, and rental history review. Our goal is to place responsible tenants who pay on time and care for the property.
What’s included in your property management services?
Our services typically include marketing and leasing, tenant screening, lease preparation, rent collection, maintenance coordination, property inspections, eviction handling if necessary, and detailed financial reporting. We work to customize our management plans to meet the majority of our owner’s needs.
How do you handle maintenance requests?
Tenants can submit maintenance requests online 24/7 through our portal. We quickly assess the issue, assign a qualified vendor, and keep you informed. We aim to resolve problems promptly while controlling costs. For emergencies, we have a 24-hour line to handle urgent situations immediately.
How often do you inspect the property?
We perform move-in and move-out inspections, plus scheduled mid-lease inspections to ensure your property is being properly maintained. If we receive reports of potential issues, we may also conduct additional inspections.
How do you collect rent and disburse owner payments?
Tenants pay rent through our secure online system. We process payments, deduct any approved expenses, and send owner disbursements directly to your bank account, typically on or around the 10th of each month. You can track everything through your Owner Portal.
What happens if a tenant doesn’t pay rent?
We follow a structured collections process starting with reminders, followed by formal notices as required by law. If payment still isn’t received, we proceed with the eviction process in compliance with state regulations while keeping you informed every step of the way.
Can I be involved in the tenant selection process?
Yes. Some owners prefer to review applications before a lease is signed. We can present you with qualified applicants that meet our screening criteria so you can make the final decision.
Do I still have control over my property?
Absolutely. While we handle day-to-day operations, you retain full ownership and decision-making authority. We consult with you on major repairs, changes in rent, or other significant matters.
How are financial reports handled?
We provide monthly financial statements through your Owner Portal. These reports include income, expenses, and any maintenance invoices, making tax preparation simple and transparent.
What are the fees for property management?
Our management fees are competitive and depend on factors like property type, size, and the level of service you choose. We believe in full transparency, so all fees are outlined in writing before you sign with us.
Is there a contract? Can I cancel it?
Yes, we use a management agreement that clearly outlines responsibilities, fees, and terms. While we aim to build long-term relationships, owners can cancel with proper notice as specified in the agreement.
